The Loire Valley is to the north. This lush green area of France is often referred to as the Limousin, on account of the ancient province that occupied this part of France.
The town of le Dorat has a good range of shops, supermarket, restaurants and services (including a race course and train station). The house is very handy for the airport at Limoges (40 mins drive) which features flights to the UK (London Stansted, Manchester, Nottingham and Leeds-Bradford). Poitiers has direct TGV services to Paris.

- The lounge comes with an original fireplace and wood burner, a large sofa and 2 armchairs. There is a flat screen TV with international channels and Netflix.
- The dining area has a table and chairs with seating for 6 people.
- The newly installed kitchen features a large range cooker with electric hob, a large American fridge-freezer, dishwasher and plenty of storage. The house is equipped with a full set of plates, glasses, cutlery and cooking utensils.
- The utility room has a washing machine and tumble dryer.
- The newly installed shower room comes with overhead shower, WC and wash basin.

Outside
There is a beautiful private courtyard garden with mature plants and trees, al fresco dining area and bbq. A little gate and steps lead to a second ‘secret walled garden’ with lawn and sunbathing area with a grape vine, wisteria, trees and shrubs. At the end of the garden, there is a small barn with access to the rear and attached to this is a small garage, ideal for a small-medium car/motor bikes/bikes.

This recently refurbished house in the Haute Vienne department, close to Limoges, is the ideal base for a long stay in France. The town of Le Dorat is a pretty place and also benefits from a local train station. The town is also close to Limoges airport and it is easy to pick up TGV trains to Paris from Poitiers. Although having a car may be beneficial for exploring the local Limousin countryside, it is not essential because the house is located in centre of Le Dorat with bars, supermarket, bakeries etc, etc, all a short walk. The beautiful garden, plus the central heating and wood burner, make this property an ideal place to rent all year around.
One month's deposit to be paid at time of reservation. Rent to be paid in advance prior to arrival for rentals of 3 months or less. For rentals in excess of 3 months, the rent is to be paid on the 1st day of each month. In addition to the rent, there is a monthly provision of €250 towards the electricity, heating, water, Wi-Fi and local taxes.
Minimum stay is normally 3 months.

Area activities
Le Dorat is a medieval town in the Haute-Vienne department, that was founded in 950 alongside the chapel of Saint Pierre. The town still has plenty of impressive buildings dating back to the 12th and 13th Centuries. The central square holds a bustling market every Wednesday featuring local produce, cheese, high-quality meat (from the Limousin cattle breed), fruit & veg. The towns has a good range of cafe-bars, restaurants, shops, an Inter Marché supermarket and a local hospital and medical centre. The town holds a number of events and festivals throughout the year, as well as a popular Christmas market.
The town has a famous race course (Le Dorat Hippodrome) which first started holding races in 1900. The local area has a long standing equestrian tradition and there is an annual Horse festival held in the town every August.
The surrounding area features many activities to try out including various cycle routes; hiking through the lush forests and hills of the Monts de Blond; canoeing & kayaking on the River Gartempe; Mountain Biking in the St Pardoux Forest, Climbing on the rocky outcrops of Pierre-Buffière.
There is plenty to do all year round with horse racing events in June, July and August; a national horse show in September.
The nearby city of Limoges is a very pretty place, with a lovely historical centre, a stunning medieval Cathedral and a beautiful art-deco train station (often regarded as the most beautiful train station in France). Limoges was recently voted the 4th best place to live in France and was nominated as the best French city to retire to.

There is a train station in Le Dorat with services to Limoges and Poitiers (with connecting services to Paris).
Airports
Limoges airport is just 40 mins drive away to the South. There are flights to the following airports:
- France: Lyon and Paris Orly
- UK: London Stansted, East Midlands, Manchester (all year) and Bristol, Leeds Bradford, London Gatwick and Southampton (seasonal).
Poitiers airport is approximately 80 kms to the North. It has regular flights from the UK via Ryanair.

Le Dorat is located 50 km north of Limoges and 80kms south-east of Poitiers. The Loire valley is to the north and Dordogne is located further south.
