The rear garden contains a large sun terrace with pergola, table and chairs and sun loungers. There is a large swimming pool (10m X 4M) which is salt water pool and has a tiled terrace surrounding it. The pool is open from mid-May to mid-September. The garden is landscaped with trees, lawn, bushes and plants and gets the sun for much of the day.

It is easy to live on the top floor and use the ground floor for guest accommodation or as a home office/studio. The house is located on a quiet road, 5 minutes from the centre of the village. The railway station is at the end of the road giving easy access to Beziers train station, which has TGV connections to Paris and Barcelona.

Magalas has three restaurants, two cafes, a small supermarket in its centre and a large one on the outskirts, plus doctors, dentist, hairdressers, pharmacy and other facilities. The wonderful medieval church, and its internationally renowned acoustics plays host to many classical concerts. The river Orb provides wonderful swimming only ten minutes away, as well as canoeing at nearby picturesque Roquebrun.
