The property comes with 6 en suite bedrooms, 2 kitchens, a large lounge, home office, extensive grounds and a swimming pool. Le Manoir du Sord is accessed via a long tree-lined driveway and the property is laid out around a central courtyard, which sits within a private estate encompasses 22 acres of land, including a woodland and open fields. The property is surrounded by open countryside and is within easy reach of Bergerac airport, Bordeaux and all the sites of Dordogne.

Le Manoir du Sord is laid out over 2 floors and comes with an impressive courtyard at the front and extensive grounds at the back. The property has underfloor heating on both the ground floor and the first floor, double glazing throughout, efficeint wood burning stoves and Wi-Fi throughout. This extensive accommodation comprises over 600m2 of living accommodation:


Ground floor

From the courtyard, you enter into the kitchen and dining room. This also provides access to the enormous sitting room.

  • The large kitchen (25.76 m²) is beautifully furnished kitchen with granite worktops, wooden beams and exposed stone walls. The kitchen comes a large central island and is equipped with a large range cooker, dishwasher, microwave, large fridge-freezer, toaster and espresso machine. There is plenty of storage space, as well as a full set of plates, cutlery, glasses and cooking utensils.
  • The dining room (37 m²) features a beamed ceiling, exposed stone walls, an antique dining table which can extend to seat 10-12 people, a beautiful French amoire and a sofa. French doors lead out onto the terrace and the garden.
  • The extremely spacious sitting room (66 m²) comes with exposed stone walls, a beamed ceiling and a magnificent Louis IV style stone fireplace with wood buring stove. There are 3 large sofas, occasional chairs and dual aspect French doors leading out onto the terrace and the courtyard garden.
  • Next to the sitting room there is a Study area and a guest WC. There is a small entrance (from the courtyard) with access to cellar.

From the sitting room, a few steps take you up to the mezzanine landing, which provides access to the first floor and up to the second floor.

First floor

A corridor leads down from the mezzanine landing to the 3 bedrooms and includes a guest WC. This part of the house can be closed off and used for guests.

  • Bedroom 1 has a single bed (but a double bed or additional twin bed can be installed). French windows take you out to the courtyard.
  • Across the hallway from Bedroom 1 there is a stunning shower room, with large shower, WC and wash basin.
  • Bedroom 2 comes with French doors to the garden. There is a double bed, bedside cabinets and a large wardrobe. The large en-suite bathroom features a walk-in power shower, a free-standing bath, WC, bidet and wash basin.
  • Bedroom 3 is the largest bedroom (24.3 m²) and comes with a tiled floor, exposed stone wall and French doors to the courtyard garden. There is a king-size bed, bedside tables and 2 large antique wardrobes. The en-suite bathroom has a marble floor and features a curved glass shower unit, a free-standing bath, double handbasin, WC and bidet.
  • There is a second lounge which features a beautiful original stone fireplace with woodburning stove, exposed stone walls, beamed ceilings and a terracotta tiled floor. There is a large sofa and 2 matching armchairs. There is a flat screen TV with international channels (via the internet) and access to Netflix, as well as a port for installing a Firestick.
  • The lounge leads onto a good sized Conservatory (16.89 m²), which has a large dining table and seating area. This area can be used as a home office or as a dining room.
  • The second kitchen (19.65 m²) comes with a terracotta tiled floor, exposed stone walls, original stone bread ovens and beamed ceiling. The kitchen is equipped with a large range oven (gas), a large fridge-freezer, dishwasher, espresso machine, kettle and toaster. There is plenty of storage space, as well as a full set of plates, cutlery, glasses and cooking utensils. There is a large kitchen table. French doors lead from the kitchen out to the courtyard, where there is a terrace with table, chairs and a barbecue.
  • Next to the kitchen there is a small pantry, which houses the washing machine.

Second floor

Steps lead up from the mezzanine landing to an enormous open plan area (76.24 m²). This can be used for a vareity of purposes, including games room, office, yoga studio, gym, cinema room, artist studio, music room, etc, etc.

  • At one end of the open plan area, there is a spacious home office (17.51 m²).

On the other side of the open plan area a corridor leads to 3 double bedrooms.

  • Bedroom 4 (26.52 m²) is a beautiful room with exposed stone walls and beamed ceiling. The bedroom features a king-size double bed, bedside cabinets and a chest of drawers. There is a good sized dressing room with fitted wardrobes. The en-suite bathroom comes with a free-standing bath, shower, bidet, double handbasin, WC.
  • Bedroom 5 (20m²) features a wooden floor and solid oak fitted wardrobes. There is a double bed, bedside cabinets and a chest of drawers. The en-suite bathroom comes with a free-standing bath, large walk-in shower, bidet, double handbasin and WC.
  • Bedroom 6 is a spacious room with en-suite bathroom and dressing room. The bedroom contains a king-size double bed, bedside cabinets and a chest of drawers. The en suite bathroom has a full-size bath, shower, bidet, WC and handbasin.

Outside

  • Le Manoir du Sord is accessed via a long tree-lined driveway. There is parking for several vehicles.
  • There is a magnificent courtyard garden, as well as an enormous lawn with views over the surrounding countryside. The grounds also encompass an open barn and the ruin of an old shephard's cottage. The courtyard is shared with a neighbouring property.
  • There is a large swimming pool (8m x 4m) which is surrounded by a sun terrace and garden area.

Last visited: September 2024. This stunning luxury long term rentals property is located in the heart of Dordogne, close to Bergerac. The property sits within a private estate of 22 acres and provides over 600m2 of living space. The property provides an excellent base for exploring the Dordogne region, as well as plenty of peace and privacy. There are numerous options for home-working, as well as a large open plan space which can be turned into a music room, artists studio, yoga studio, gym, co-working office, etc, etc, . . .

Le Manoir du Sord is located in a beautiful area of Dordogne, with open countryside all around. The Dordogne is famous for its gastronomy, especially its Black Truffles, foie gras, Bergerac wines, chestnuts, walnuts and wild mushrooms. The local Périgueux sauce which is used in a lot of traditional dishes, is made from a reduction of white wine, carrots, shallots, veal stock and diced truffle.

The popular medieval village of Issigeac is just a couple of minutes down the road and here you will find a weekly market, 2 restaurants, a shop, friendly bar and a bank.

The beautiful town of Bergerac, on the banks of the Dordogne river is a great place to explore and just 15 mins up the road. Here you will find some excellent restaurants, great shopping and a range of services.

The World famous vineyards in Saint-Émilion have been producing high quality Bordeaux wines since Roman times. Perched on the banks of the Dordogne river, Saint Emilion benefits from gentle south-facing slopes, limestone and clay soils and a mild climate - all perfect for growing vines. The vineyards surrounding St Emilion are officially classifed as an UNESCO World Heritage Site and welcome over 1 million visitors each year. The landscape is dotted with beautiful Chateaux, lush vineyards and ancient villages.

The popular market town of Eymet is just a short drive away and is one of the prettiest towns in Dordogne. The town retains the original grid streets, a fortified castle and the ancient rampart walls. Eymet offers a good range of shops, services and facilities, as well as a wide variety of festivals and events throughout the year (including the the Oyster and White Wine Festival and the Annual Nature Festival). There is a weekly market held on Thursdays throughout the year.

The city of Bordeaux is one of the most walk-able cities in France. The city is located on the banks of the Gironde river and it is home to the longest shopping street in Europe, some fantastic restaurants and the excellent Cité du Vin - a futuristic-looking museum of wine making. Bordeaux is 1 hour 45 mins drive away, or just over an hour away on the train from Bergerac.

There are 3 golf courses within 30 mins drive (including the championship course at Château des Vigiers). Alternatively, you can explore the Dordogne landscape with its castles, vineyards and local markets by bike.

Other transport

There is a train station in Bergerac with services to Paris, Bordeaux, Toulouse, Périgueux and Sarlat.

Airports

Le Petit Manoir is located just 15 mins from Bergerac airport, which has regular flights from the UK (Bournemouth, Edinburgh, Liverpool, Southampton, Bristol, London Stansted, London City and East Midlands airport), Rotterdam and Brussels Charleroi.

Bordeaux airport is 1 hour 45 mins and Toulouse airport is 2 hours 20 mins.

Driving directions

Le Manoir du Sord is located 5km from the village of Issigeac and 15km from Bergerac. Bordeaux is 1 hour 45 mins to the west and Toulouse is 2 hours 20 mins to the south-east.
