The property is beautifully situated in the old Ramparts of the village, offering a river view and a panorama of 8 vineyards across the valley. It's perfect for someone who loves nature, birdwatching, hiking, and cycling. The property could be ideal for a couple or a single person. It offers 40 square meters of living space, including a lounge/kitchenette, two bedrooms and a home office/workshop space.
Gabian is located on the edge of the Languedoc national park and is close to Pezenas and Beziers. Montpellier is 45 mins and the Mediterranean beaches are 35 mins. The village comes with a shop, pharmacy, boulangerie and a bar/restaurant.
Available for long term rentals from €750 per month + bills. 12 month rentals may also be possible.

The house is laid out over 3 floors. The property is equipped with fiber Wi-Fi from FREE, which works great, along with TV, Netflix, Prime, etc.
Ground floor
- There is a good size cellar under the house with a window with views over the river. The room has a large fridge-freezer and a washing machine, with space for drying clothes. From Spring to Autumn, this space can be used as a home office, workshop or studio. The room is big enough for storing bikes, hiking equipment, etc.
First floor
You enter the house into the kitchen/dining room, with a balcony looking out over the countryside.
- The kitchen comes with an oven with hob, a microwave, fridge, espresso machine and cutlery, crockery and cooking utensils.
- The dining table can seat 4-6 people.
- The balcony has a small table with 2 chairs. This is the ideal place for a morning coffe, lunch or evening meal.
- There is a bathroom with shower cubicle, wash basin and WC.
Second floor
- Bedroom 1 comes with a double. The views from the bedroom window are stunning.
- Bedroom 2 has a sofa bed which folds out to form a double bed. There is a dressing and storage space for clothes. This room makes an ideal guest bedroom, but could equally be used as a lounge or home office.
In the village, there are a couple of small car parks and plenty of free street parking.

The prices quoted are based on a 6 month stay. In addition to the rent, there is a monthly provision of €165 towards the electricity, water, Wi-Fi and communal taxes. Minimum stay is 3 months. Higher prices may apply to shorter rental periods and those that cover the summer months.

The rental is for the entire property. Any shared facilities are listed in the property description. The prices quoted are based on a 6 month rental period. Higher prices may apply to rentals over the summer period and for shorter rentals. Utility bills and local taxes are payable in addition to the rent.
One month deposit to be paid at time of reservation (which will become your security deposit during your stay). Rent to be paid by the 1st day of each month, together with a provision of €165 towards the electricity, water, Wi-Fi and local taxes. References maybe required. Minimum stay is 3 months.

This lovely furnished long term rentals house in South of France is located a 10 minutes drive from the popular medieval town of Pezenas, with its period architecture & a great choice of restaurants, pavement cafes, art galleries, museums, boutiques & a super Saturday market.
This is an ideal spot in the South of France with sandy Mediterranean beaches 30 minutes away,superb cycling and walking in the Montagnes Noires and Lac Salagou for wonderful freshwater lake swimming & water sports.
The Canal du Midi, listed as a World Heritage Site by UNESO is 15 minutes away.

There is a TGV train station in the town of Beziers. Local bus services run from Beziers to Pezenas, where you can take a connecting bus to Gabian village.
