The town of le Dorat has a good range of shops, supermarket, restaurants and services (including a race course and train station). The house is very handy for the airport at Limoges (40 mins drive) which features flights to the UK (London Stansted, Manchester, Nottingham and Leeds-Bradford). Limoges has direct TGV services to Paris, is just 25 mins away.

The house is laid out on 2 levels and provides 170m2 of living space. The house has central heating throughout and Fibre internet. Inside the house has been refurbished to a very high standard with new fixtures and furnishings.
2 floors and garden 126m2 - 2 double bedrooms, 1 bathroom and 1 shower room. Will get some good shots of the outside and gardens once I’ve finished the windows. No need for a car as in centre of Le Dorat with bars, supermarket, bakeries etc etc all short walk. Fast train to Paris from Poitiers via Le Dorat train station - Limoges airport is 40mins away
Ground floor
- Bedroom 1 comes with a double bed, bedside cabinets and a chest of drawers. This bedroom has an en-suite shower room with shower unit, wash basin and WC.
- Bedroom 2 also has a double bed and wardrobe.
- The bathroom comes with a bath with overhead shower, WC and wash basin.
First floor
- The lounge comes with an original fireplace and wood burner, a large sofa and 2 armchairs. There is a flat screen TV with international channels and Netflix. French windows lead out from the living room to the garden.
- The dining area has a table and chairs with seating for 6 people.
- The newly installed kitchen features a large range cooker with gas hob, a large American fridge-freezer, dishwasher and plenty of storage. The house is equipped with a full set of plates, glasses, cutlery and cooking utensils.
Outside
There is a beautiful garden with mature plants and trees. At the end of the garden, there is a small barn.
There is a small garage (for storage).

This recently refurbished house in the Haute Vienne department, close to Limoges, is the ideal base for a long stay in France. The town of Le Dorat is a pretty place and also benefits from a local train station. The town is also close to Limoges airport and it is easy to pick up TGV trains to Paris.

Le Dorat is a medieval town in the Haute-Vienne department, that was founded in 950 alongside the chapel of Saint Pierre. The town still has plenty of impressive buildings dating back to the 12th and 13th Centuries. The central square holds a bustling market every Wednesday featuring local produce, cheese, high-quality meat (from the Limousin cattle breed), fruit & veg.
The town has a famous race course (Le Dorat Hippodrome) which first started holding races in 1900. The local area has a long standing equestrian tradition and there is an annual Horse festival held in the town every August.
The surrounding area features many activities to try out including various cycle routes; hiking through the lush forests and hills of the Monts de Blond; canoeing & kayaking on the River Gartempe; Mountain Biking in the St Pardoux Forest, Climbing on the rocky outcrops of Pierre-Buffière.
There is plenty to do all year round with horse racing events in June, July and August; a national horse show in September. The town also holds a popular Christmas market as well as.
The nearby city of Limoges is a very pretty place, with a lovely historical centre, a stunning medieval Cathedral and a beautiful art-deco train station (often regarded as the most beautiful train station in France). Limoges was recently voted the 4th best place to live in France and was nominated as the best French city to retire to.
