This 3 bed villa in South France is available for long term rentals from €1250 per month + bills. The villa is situated in the wine-making village of Caux, close to Pezenas and the Mediterranean coast. The village of Caux has a restaurant/bar, a pharmacy, bakery, a post office, banking facilities and a small weekly market on Fridays. Within a 10 minute drive is the stunning town of Pezenas which has a beautiful medieval centre and provides many large supermarkets, excellent restaurants and an abundance of artisan shops. The beaches are approx. 20-30 mins drive with the best being Agde and Sete. There is a bus service between Caux and Pezenas.

The villa is very private and quiet. It is located in a residential area on the edge of the village. The villa is situated within a large plot, with many mature trees. The garden is fully enclosed.

Living room
The beautiful living room features a Cathedral ceiling and 3 French windows which let light flood into the room. The living room contains:
- 2 comfortable sofas (one of which folds out to form a double bed)
- A large flat screen TV (with Satellite TV/Internet TV channels)
- A dining table and 8 chairs
- Bookcase and display cabinets
Kitchen
- The kitchen is fully equipped with a coffee maker, dishwasher, American fridge-freezer, oven and hob.
- There is a full set of plates, cutlery and glasses and the kitchen has plenty of cooking utensils
- There is a washing machine and tumble dryer in the garage.
Bedrooms & bathrooms
The villa has 3 bedrooms in total.
- Bedroom 1 has a double bed, wardrobe and chest of drawers. There is also a wash basin and vanity unit in a small alcove.
- Bedroom 2 is fitted with double bed and has an en suite shower room (shower, toilet and wash basin)
- Bedroom 3 can be used as an office/guest bedroom. The room is equipped with a day bed, which can also fold out to form a double bed. There is a desk and a book case.
- The family bathroom has a corner bath, double sinks and a bidet. There is a separate toilet.
Outside
The villa is located in the centre of a large plot (1000m2). The garden is fully enclosed and is mainly laid to lawn and features mature trees.
- There is a 7m x 3.5m above ground swimming pool (with security fence)
- Large terrace with patio furniture
- Single garage and car porch. The garage does offer some storage space.
- Large garden shed for storing lawn mower, tools and cushions for the patio furniture.

Villa long term rentals France - prices:
Prices are monthly and do not include utilities. Price depends on length of stay and season. Minimum stay 3 months. Available for long term rentals between October and May (and possibly 12 month rentals). There is a monthly provision of €350 towards the utility bills and communal taxes.

Summer monthly rentals (June to September): €1850 per month + bills
12 month annual rentals: from €1600 + bills

Last visited: January 2020. This Caux villa for long term rentals is modern and spacious and it is an ideal rental for a family on a long vacation in France or house hunting. The villa has all the facilities that you need including air conditioning, fast internet connection (18 Mbps), well-equipped kitchen, washing machine and tumble dryer, storage space and Satellite TV (if required).

This long term villa rentals property in South France is situated in the lovely village of Caux. Caux has grocer store, bar/restaurant, wine shops, bakery, post office, pizza take away and weekly market. All within 1 minute walk of the property. The Mediterranean coast is 30 minutes to the south, the hills and mountains 30 minutes to the north, Montpellier, the thriving capital of the Languedoc is 45 minutes away by car. One of the most diverse regions of France, the Languedoc offers mountains, lakes, rivers and beautiful stretches of coastline; major towns and fairytale citadels. Languedoc is one of the most prolific wine-producing areas of France and a happy afternoon can be spent touring the many vineyards and tasting the local produce.
- Pezenas - beautiful historical town with numerous arts and crafts artists with workshops open to the public. Large market every Saturday.
- Beziers (15 minutes), historic town and capital of wine producing and rugby. Especially vibrant in August and during it`s famous Feria. Perhaps the best flower market in the whole of the south on Fridays in the beautiful tree-lined main boulevard.
- Canal du Midi which links the Atlantic with the Mediterranean, miles of flat walks along the shady tow-paths. A choice of boat excursions can be taken.
- Carcassonne castle is well worth a visit, especially on jousting days!
- Golf courses nearby at Beziers and Cap d`Agde
- Etang du Thau - a calm inland sea teeming with fish. A breeding place for oysters and shellfish, producing over half the oysters consumed in France. Villages, such as Bouzigues and Meze, have many restaurants serving sumptuous platters of fresh shellfish.
- Haut-Languedoc Regional Nature Park - gorges, Lac de Salagou, a very beautiful area only 30 minutes drive away, with its stunning gorges and superb walking, hiking, river rafting, water sports and carp fishing.
- Spain - an hour`s drive to the border.

There is a local bus service between Caux and Pezenas, with further routes from Pezenas to Montpellier, Agde and Beziers (all of which have TGV train stations).
