We have been running our website Long term rentals in France for 17 years and we have got to know the best places to be based in France for a long term rental during the Winter and through into the Spring. We have rented property on a long term basis ourselves, so we know what makes a good house to live in all year around (and what is only suitable for 2 week vacations in the summer). We also get regular feedback from customers about the locations where they have chosen to live and whether these provide the sort of life in France that they were looking for.
When you are lucky enough to live in France for a full year you get to appreciate those towns and villages which continue to have a bit of life outside of the summer season, as opposed to shutting down in the winter. In my opinion, the best time to enjoy France is during the Spring and Autumn, when the weather is still beautifully warm and the markets and restaurants are not over-crowded. The winter is also a good time to be in South France, when you can enjoy the clear powder blue skies and crisp mornings. But a word of caution, when you are renting long term in France you also need to make sure that the rental property has sufficient heating to keep you comfortable during the cold nights in December and January.
Visit France in 2024
2024 is an exciting time to be in France. Paris is the host city of the Olympics. We were in Paris a few months ago and it seemed that every historic monument was clad in scaffolding. The buildings are all being spruced up in readiness for the Olympics. The Olympic games will take place from 26 July to 11 August: 2024, followed by the Paralympics from
28 August – 8 September 2024. So I would say if ever you want to visit Paris, then just after the Olympics could be the time to go, as all the beautiful buildings will have been revealed to the World after their facelift.

This last 12 months has been an exceptionally busy time for us. I think the Covid lockdowns provided people with the opportunity to think through where they want to live, as well as to value those things in life we perhaps took for granted. Now, thankfully that this period is mainly over, people are now putting into action their plans to move to France.
We have seen a change in the types of properties that people are now enquiring about, with rural and remote houses to rent becoming very popular as opposed to the coastal and town centre apartments.
A lot of our customers have certainly accelerated their retirement plans and (with Brexit) we are seeing an increasing amount of clients who run their own businesses, deciding to relocate to mainland Europe. If you can virtually run your business from any location, then moving to France with its great climate, wine, gastronomy and beautiful countryside, makes perfect sense.
To travel to France, unless you hold a European passport, then you will need to apply for a long stay visa for France (if your trip is going to be longer that 3 months). The application process is quite straightforward, but you do need to show that you have health insurance in place that will cover you in France and you also need to provide a rental contract for your accommodation in France before you make a visa application. This is not an exhaustive list, but based on customer enquiries and from my knowledge and travels around Languedoc, Provence and the South of France, I would recommend the following places as good options for long term rentals in France:
1. The Lot department - northern part around Rocamadour, Autoire & Loubressac
Most people who head to Central-Southern France, plump for the Dordogne. You can understand why, everyone has heard of Dordogne and during the summer especially, it is beautiful. But I think that there is a better location, just next to Dordogne, which is perfect for long term rentals.
The Lot department neighbours the Dordogne to the West and the city of Toulouse is just 1 hour to the South. It should not be confused with the neighbouring department of Lot-et-Garonne (which is located to the South of Dordogne). The Lot is not a particularly large department, it has a population of just 175,000 people (compared to over 410,000 inhabitants in Dordogne). But the Lot does have some of the most beautiful villages in France (such as Autoire, Carennac and Loubressac - where the American poet Sylvia Plath wrote "Stars over the Dordogne" during her stay at Loubressac in the summer of 1961) and it is dotted with stunning Chateaux (just take a look at Castelnau-Bretenoux and Château-de-Montal if you want any proof).
The countryside in the department is very beautiful and I would say the scenery is on a par, if not better than the Dordogne. In the centre of the department there is a large regional park (Regional Natural Park of the Causses de Quercy) with deep caves, gorges, rivers and a limestone plateau. The Lot is also known as a centre for gastronomy, including black truffles, foie gras, the famous Rocamadour goat's cheese and some of the best red wines in France (from the Cahors vineyards).
There is a particular area of the Lot department, which I would recommend as a base for a long term rental in France. In the North Western corner of the department, there is the amazing medieval village of Rocamadour. This fortified village is reputedly the second most visited religious monument in France (after Mont-Saint-Michel) and it remains an important pilgrimage site. The village features a large stone staircase which takes you up to the Saint-Sauveur Basilica. Pilgrims traditionally climbed the steps on their knees, as an act of penance for their sins.
There are some stunning villages around Rocamadour and it is close to the beautiful Dordogne river valley. The capital town of Cahors is just 20 mins to the South. Cahors is a pretty town of about 20,000 people and is famous for its wines. It is also has a healthy local economy with many large companies based there (unemployment in the Lot is just 5.5%, compared to a national rate for France of 8.62%).
The Lot is generally cheaper to live in compared to Dordogne. House prices in the Lot are the 4th lowest in France, averaging at just €1,230 per m2. On average a 3 bed house will set you back around €147,000. It is also cheaper to rent a house in the Lot than the neighbouring department of Dordogne. Between October to April, a 1 bedroom property will generally rent for €550-€600 per month + bills, a 2 bedroom property for €750 per month + bills and a larger 4 bedroom character property for between €900-€1250 per month + bills. The Lot also has a better climate than you will find in Dordogne - it has a lower rainfall, averages more hours of sunshine per year and in the summer, temperatures rarely top 30°C (averaging a pleasant 26°C / 77°F in July and August).

2. Pezenas - historic market town in South France
Pezenas is a lovely little town with lots of beautiful historic buildings and plenty of life throughout the year. It is a great place to be based for a long term let. It was once the capital of Languedoc for a brief period, but after this period time stood still and as a result the town is well preserved, with plenty of windy streets and alleyways. The town is well connected with 4 airports nearby (Beziers, Montpellier, Carcassonne and Perpignan), a TGV train station about 15 mins away and the A9 and A75 autoroutes are on your doorstep.
The Saturday market in Pezenas is fantastic, taking over the whole of the town. Here you can buy all manner of local foods, flowers, clothes and nic nacs. Pezenas is also in the heart of the Languedoc wine region and the good vineyards of St Chinian, Faugeres and Picpoul de Pinet are not far away. There is always a festival of some sorts going on in Pezenas - be it a theatre festival, antiques fair, film festival, wine festival or medieval fete.
Pezenas is also a bit of a sports town, with a local football team, rugby club, tennis club, an athletics stadium and numerous cycling clubs. There is also a local outdoor swimming pool, that is great to go to in the heat of summer. Pezenas is also close to the beaches of the Mediterranean and you have Beziers and Montpellier nearby if you want to experience big city life once in a while. Pezenas has plenty of schools, a local hospital, plenty of restaurants, two large supermarkets and more pharmacies than you can shake a stick at. The local villages around Pezenas are beautiful - often surrounded by vineyards and hills. So in conclusion, if you are looking for an area to come to for a long term rental, then Pezenas is a great option to consider.

3. Carcassonne long term rentals France
Carcassonne is a very good town to be based near for a long term rental in the South of France. Not only do you have one of France's most prominent tourist sites on your doorstep, but you are also blessed with picturesque scenery, the Minervois wine region (one of the best in the South of France) and the Canal du Midi - the quintessential picture of the slow South of France way of life.
Also the large city of Toulouse, with its international airport is just 45 minutes down the road. Carcassonne itself has its own airport - serviced mainly by low-cost flights from the UK and Scandinavia. It can get a bit windy in the winter months - check out the number of windmills - but it is not as bad as some areas.
It is the huge scale of Carcassonne's citadel that first takes your breath away. It is absolutely huge, it has 31 towers, an amphitheatre, hotel and a full medieval town inside its fortified walls. You enter the citadel through the main Port Narbonnaise (the entrance nearest the car park) and cross over the now grassy moat. As you follow the road ahead up past all the souvenir shops just shut your eyes. It really doesn't do Carcassonne any favours to allow the shops to sell plastic suits of Armour and baseball caps with jousting rods protruding out of them - but hey-ho.
At the end of the road you will come to the Chateau Comtal, where Count Trencavel made his last stand against Simon de Montfort's forces in 1209.

4. Beziers - cheap long term rentals France
Beziers is the ancient capital of the wine industry in South France. A settlement has stood here on the banks of the Orb river, since before Roman times. Beziers was also the first town in the South of France to suffer from the bloody crusade against the Cathars. Virtually the whole population of the town was put to the sword on the orders of Simon de Montfort in the 13th century. Today, Beziers is quickly establishing itself as the place buy investment property. The town is investing heavily in improving the range of facilities it offers and its physical appearance. It is almost as if this Southern French town is slowly awakening from a gradual decline to catch up with its dynamic neighbour - Montpellier.
Beziers has everything going for it. It is just 10km from the Mediterranean coast. It has a TGV train station, international airport and it is quickly developing a distribution hub to exploit its location where the A75 and A9 motorways join up.
The countryside around Beziers is glorious . If you are looking for peace and tranquility then the Languedoc Regional Park about 45mins from Beziers is a good choice.There are some excellent walking trails and cycling routes. Beziers is also home to some of the best vineyards in the South of France - such as Faugeres and St Chinian.

5. Southern Dordogne - long term rentals in France
The Dordogne is always popular location for long term rentals in France. However, the Dordogne is a very rural department of France and there are only 3 towns in Dordogne with a population over 10,000 people (and only 7 towns with a population above 5,000 people). So it is always a difficult decision about where is the best area in Dordogne to be based.
There are plenty of beautiful places in Dordogne - such as Sarlat, Brantôme and Domme - but these may not be the best locations for a long term rental. These are predominantly tourism destinations which are fine in the summer, but they will be very quiet over the winter. If you are going to be living in Dordogne for a number of months, you need to find a location which has a bit of life all year around and has a good range of local services. Also, if you are going to be based in France for a number of months, you also need to be reasonably close to an international airport and a fairly sizeable city.
So based on my experience, I would recommend the area between the famous wine-town of Bergerac and the market town of Eymet, as my preferred location for a long term rental in Dordogne. If you have never heard of Eymet or you don't know where it is, the town is located in the bottom South-West corner of Dordogne, 1 hour 30 mins east of the beautiful city of Bordeaux. The main reasons why I would recommend Eymet are as follows:
- Bergerac international airport is just 25kms away (with regular flights to destinations in the UK, Rotterdam, Brussels and Portugal)
- There is a mainline train station in the nearby towns of Libourne, Agen, Marmande and Bergerac.
- Although only 2,500 people live in Eymet itself, in the surrounding 5 communes there is a total local population of 10,000 inhabitants. So Eymet acts as a focal point for the local area and has enough local services, shops and restaurants to keep you going over the winter period.
- The temperatures around Eymet in the summer months are absolutely perfect for me - averaging a pleasant 26°C / 77°F in July and August - and rarely getting above the mid-30's. The Spring and Autumn have plenty of sunshine (but can be a bit wet).The winters can however get cold (averaging 9°C / 47°F in December to February).
- Around 9% of the population of Eymet are international residents and there is even a local cricket club and an English pub. Whilst this can get a bit claustrophobic, it does provide you with an active Ex-Pat community to make contacts with.
- Close to Eymet, you will also find, Chateau Vigiers, a celebrated hotel with a Championship golf course, Spa centre and a Michelin star restaurant.
Eymet borders the the famous vineyards of the Bordeaux and Bergerac wine regions, in an area often referred to as Périgord Pourpre (Purple). The two most well-known wines from this region are the red Bergerac Pécharmant wines and sweet Monbazillac wines, often paired with foie gras. This part of South-Western Dordogne is especially popular with visitors. Many are attracted by the numerous impressive castles dotted around the Dordogne river valley, such as Château de Beynac, Chateau des Milands, Chateau de Commarque and Château de Castelnaud.

7. Northern Provence long term rentals France
The beautiful Provence region in the South of France can be every bit as magical as you first imagine. The lavender fields, hilltop villages and the historical cities of Avignon, Saint Rémy de Provence, Arles and Aix en Provence all combine to create a wonderful destination for a long vacation in the South of France. The Provence region is bordered by the Alps to the North East, the French Riviera coast to the South and the Camargue to the west.
To really enjoy Provence however, you just have to slow down your pace of life and take in the simple pleasures in life that the region offers. Whether it be the beautiful fresh ingredients, the cute local markets and the gorgeous scenery. For this reason, I would probably encourage you to look to be based in the Northern part of Provence - an area called the Luberon. The countryside is a bit more interesting than the largely flat central plain of Provence. You also will find some gorgeous villages such as Gordes, L’Isle sur la Sorgue, Roussillon and Lourmarin. Transport connections are pretty good, with the TGV stopping in nearby Avignon and the A7 motorway passing by.
The area in the far west of Provence, in a triangle between Avignon, Nimes and Uzes is also worth a look at.

10. Marseillan long term rental properties France
If you want a cheaper alternative to the Cote d'Azur as a place to rent in France close to the beaches, then I would strongly recommend the coastal town of Marseillan in the Languedoc region.
The more time I spend in Marseillan, especially over the winter, the more I think that it could eventually be a good destination for myself to move to. I really like the light and sense of space you get look out over the harbour. Also everything is walk-able. Marseillan is the sort of place that you go out in your car once a week and the rest of the time you walk or cycle to places.
The port town of Marseillan, is extremely popular with our long term rental customers. Marseillan is a lively town and it is also incredibly well located, just a short train ride or motorway journey to Montpellier. There is also a TGV train station 4 kms away (in Agde), with connecting services to Paris and Barcelona.
