Dordogne is always a popular location for clients looking for long term rental houses. This selection of Dordogne houses for rent in France are all currently available for long term rentals from between 3-9 months. This collection of houses is especially targeted at international clients looking to spend a few quality months in this beautiful corner of France.
The prices are based on off-season rentals from October through to April/May. During the summer high season in Dordogne, property Owners can earn more money from 6-8 weeks during July and August, than they can obtain from 12 month property rentals. So it can be difficult (but not impossible) to find houses in Dordogne that will rent for a full 12 months or will rent on a monthly basis over the summer period.
If you are interested in renting a house in Dordogne over the summer months, then I think that you will need to budget for a monthly rent of between €2,500 - €4,000 per month for a house without a pool and anywhere between €4,000 to €8,000 per month for a house with a private pool.
Living in Dordogne France
The Dordogne is one of the 96 departments of mainland France. It is located within the South-West region of Nouvelle-Aquitaine. It is actually the third biggest department in France by land area, but with a population of just over 400,000 people, it is one of the least densly populated areas of France. There are not many big towns in Dordogne, in fact there are only 7 towns with a population of more than 5,000 people. The capital of Dordogne is the town of Périgueux which has a population of 30,000 people and has a beautiful cathedral (which is an UNESCO World Heritage site). The town is the real administrative and industrial hub of the department.
The wine centre of Bergerac has a population of 26,000 people. Other notable towns include the beautiful town of Sarlat-la-Canéda which is located in South-East Dordogne and has a population of 9,127 people. Sarlat is the most-visited town in the whole of Dordogne and it holds a number of festivals throughout the year including an annual Truffle festival, a classic car festival, a film festival and numerous food & wine festivals. The town of Boulazac Isle Manoire, which is located in the South-West of Dordogne, is the home of some of the department's largest employers. It has a population of 10,000 people. I have lived in France for 17 years and I have never heard of Boulazac Isle Manoire!!
What you will notice about Dordogne if you choose to come and live here, is that you will not have to go far to hear a foreign accent. The Dordogne has always been a popular place for foreign property buyers and around 5% of the population is made up of foerign nationals (who live in France full time). Dordogne is home to over 14,000 European nationals and is the second most popular area in France for British people to live (after Paris).
Tourism has always been big business for Dordogne and each year over 3 million people visit the department to see the Chateaux, ancient caves and beautiful towns and villages. Dordogne has more The development of the low-cost airport in Bergerac has led to a further rise in tourism to the Dordogne, with over 300,000 people flying into the airport every year.
Out of season, the beauty of Dordogne is to take your time traveling along quiet roads, exploring local markets, sampling the local Perigord gastronomy at many excellent of the restaurants and tasting some excellent wines (especially the wines from Bergerac, Monbazillac and Côtes de Duras).
The temperatures in the summer months are for me absolutely perfect, averaging around 26°C / 77°F in July and August and you can also experience some lovely Indian summers during September and October. The winters can get quite cold (averaging 9°C / 47°F in December to February) and the Dordogne does receive a lot of rain. In March, it often averages around 12-15 days of rain per month. But the rain is what makes the Dordogne so lush and green!
Cost of living in Dordogne, France
The rural areas of France, like Dordogne, are normally cheaper to live, than in the big cities like Paris, Lyon, Nantes, Toulouse and Bordeaux. France is generally ranked around the 20th most expensive country to live in (out of 197 countries), so below countries like Switzerland, United States, Australia, Canada, Ireland and New Zealand; but above the UK, Germany, Belgium and Sweden. Compared to the United States, the average cost of living is 8.3% lower in France.
France tends to be cheaper for your weekly grocery shop than some other countries around the World (USA, Australia & Canada), but it is noticeably more expensive than a lot of its European neighbours (for example, Spain and Portugal). The cost of renting in France is generally lower than a lot of countries (although this does not apply to Bordeaux, Lyon, Nice and Paris - which are all very expensive compared to the average rents in France). On average, rents in France are 48.7% lower than in United States. Dordogne is a bit of an anomaly, when it comes to rents. The rental rates from October to April are generally in line with the average rents for mainland France, but during the late Spring and Summer period, rents shoot up inline with the influx of tourists. The popularity of Dordogne during the summer, will stretch your accommodation budget, especially if you are looking for a 12 month rental.
Energy costs are generally lower than the UK and other European countries and prices have been falling rapidly during 2023, helping to bring the rate of inflation down to 2.4% in February 2024.
Petrol and diesel costs in France are around average for Europe, although it should be noted that living in a rural area like Dordogne, this is a hidden cost that you will need to factor in. You will need to drive a lot more in a rural setting, than if you live in a town or city.
If you are looking for a figure for how much money you will need to live comfortably in Dordogne, France, then I would say that a single person will need at least €1,800 euros per month to cover rent, food, transport and living expenses. A couple will need around €2,600 euros per month and a family of four will be able to survive in Dordogne on around €3,400 euros per month. [SOURCE: www.numbeo.com]
Renting a house in Dordogne France
When renting a house in France, the monthly rental price normally excludes the utility bills. The reservation process for long term rentals is very simple, we will just need to receive copies of your ID, confirmation of your permanent home address and some evidence of your ability to pay the rent.
If you are looking at moving to France on either a temporary or permanent basis, then renting a house in France is usually the first step to securing a long term visit visa for France. But it is not always easy for foreigners to find suitable houses in France for rent. Due to the slightly skewed rental laws in France, many landlords take out payment protection insurance, to cover them in case the tenant stops paying the rent. The insurance companies impose quite stringent requirements on potential tenants (mainly because the eviction process in France is notoriously long and extremely complicated). These rental requirements are particularly disadvantageous for foreign customers, who are often unable to meet the requirements providing French tax returns or have an employment history in France.
But do not worry. To meet the demand for international clients who are searching for houses for rent in France on a long term basis, we have created a streamlined booking process. We provide bi-lingual rental contracts that meet the demands of the French long term visa application process.
This selection of Dordogne houses for rent are predominantly located in the Southern part of Dordogne, around Bergerac and the Dordogne river valley, where you will find numerous impressive castles (such as Château de Castelnaud, Chateau des Milandes and Château de Beynac) and beautiful villages such as Domme, La Roque-Gageac, Eymet and Monpazier. However, we do have a few houses in the northern part of Dordogne (known locally as the Périgord Vert (Green)).
